Why Off-Site Application Can Improve Construction Timelines

Off-site application within the construction industry has recently been adopted for a variety of commercial and industrial projects.  The number of construction processes being carried out offsite these days is increasing to save on time and cost.  From pre-insulated water heaters, pre-wired fan coils for cooling equipment, to pre-formed roof trusses and prefab buildings, among others, offsite construction works offer considerable advantages to both clients and builders.

But it is not just traditional methodologies which are changing, with an increase in the number of key fire-retardant components coming about from the advantages offered in off-site or prefabrication construction.  This form of modular construction is advantageous for fire rating for a number of reasons inclusive of:

  • Setup and implementation can be done at a specific time with little reliance or impact on/from other trades

  • Due to improved control over when products are applied, there are noticeable improved construction timelines which lead to cost savings

  • Improved health and safety due to controlled application environments resulting in minimised risks on site

  • Off-site application means there is less requirement for on-site holding of stock which improves site build efficiency which is a factor in cost control.

  • Manufacturing building components and structures off-site affords for more controlled conditions.  Thus, it allows for improved precision and quality in the fabrication of the various components.

  • Off-site application in construction greatly reduces waste including which benefits the environment which can play a part in your Green Star efficiency ratings.

  • Job-site efficiency is improved through more effective coordination of people, construction processes, materials, and structural components.  A typical large construction project involves numerous contractors/subcontractors and workers—all of whom require specific equipment, parts, supplies, and materials in completing their tasks.  The use of prefabricated, preassembled, and off-site fabrication processes and techniques, decreases the need to coordinate with a lot of people and use of materials which saves time, money, and resources.

Improvements in construction timelines directly affects project profitability in commercial and industrial buildings.  Therefore, the shorter the timeline, the better.  Construction efficiency brought about by off-site applications fosters productivity and directly impact the industry, providing greater ability to build new structures or renew existing ones which will in turn benefit the economy.
